Development of new Head Office and European manufacturing facility

The Client

Deb Group is one of the world’s leading providers of workplace skincare products. Trilogie CRE developed Deb’s new European headquarters in 2009. Also part of the new development was a Good Manufacturing Practice manufacturing plant and a research and development facility at Denby in Derbyshire. The new facilities consolidate on one site, three former UK locations and the former Paris based research and development facility.

The Brief

Trilogie was engaged to carry out a search for suitable sites.  A former coal mine site was identified at Denby on the A38 with good links to the M1 in Nottinghamshire. Trilogie CRE negotiated site acquisition terms, assisted Deb in obtaining finance, prepared designs for the scheme and full specifications for the buildings.  Trilogie also obtained the planning consent and other statutory approvals, obtaining competitive tenders and appointing the contractor.

A construction company was appointed as the principal contractor for the multi million pound project, which included 150,000 sq ft of production facilities, warehousing, three storey offices, yard and car parking.  Trilogie CRE managed the scheme post-contract, including the complex coordination of the construction contract with the production plant and machinery.

Trilogie CRE worked with Deb to achieve a highly sustainable building, incorporating rainwater capture and recycled materials as part of the construction. Temperature controls are localised and lighting is controlled by light and motion sensors. In all it is intended that the thermal efficiency of the buildings will save 250,000 tonnes of CO₂/annum.
